Depending on the housing program, managers may have to determine a household’s adjusted income as it can affect the household’s rent portion to be paid each month.   There are five possible deductions/expenses that may be subtracted from a household’s gross annual income based on allowable household expenses and household characteristics. After the allowable deductions/expenses are subtracted, what is left remaining is called adjusted income. It’s the adjusted income that is generally the amount upon which rent for the household is based.  This on-demand recording of a webinar which was done live is designed for site staff and compliance personnel of HUD, RD, and some HOME projects  (used when Tenant-Based Rental Assistance or when a HOME household’s income rises above the 80%  AMI).   In this 2-hour webinar recording, E&A Team’s Director of Compliance Training, Gary Kirkman, will review the basics of adjusted income while completing challenges during the presentation.   So, it’s time to “Enhance & Accelerate” your knowledge of adjusted income.  Each attendee receives a full-color desk/training reference manual via PDF, which will be emailed to the email address provided during registration, 24-hours before the training event.   Certificate of Training   Upon viewing the entire video, trainees can download their own certificate verifying two-hours of training for Making the Adjustment:  Adjusted Income for Multiple Programs  Course Manual A downloadable full-color PDF manual is included.   Read more

If you have ever had to write an ad for your apartment community, you have probably sat there thinking what do I need to say in this ad to bring in the masses? After all, you don’t want to waste time and money to place ads that won’t get recognized and bring in some potential applicants. You also want to make sure the applicants that do call the property or better yet visit, know what to expect when applying for your property.  Where it can sometimes get tricky is when it comes to marketing for the affordable housing industry. Unlike conventional properties, some affordable housing properties have advertising requirements they have to follow in order to stay in compliance with the specific affordable housing program (e.g., Affirmative Fair Housing Marketing Plan).  In this 90-minute session, Gary Kirkman, E&A Team’s Director of Compliance Training, will review and expand on the importance of advertising to eligible households and some items to think of when those potential applicants visit your property.  This is the recorded version of a webinar that was done live.   Topics will include:  What is Advertising?  Fair Housing – Discriminatory Advertising  Marketing Requirements for Affordable Housing Programs  Types of Advertising  Curb Appeal – Do’s and Don’ts   Read more

This course contains Session 1 of E&A Team's Multifamily Accessibility Summit (recorded from the Live Presentation done in April of 2020). Session 1 is an overview of accessibility requirements for multifamily housing under the ADA, Fair Housing Act, and Section 504. Most people do not realize that there are three federal laws pertaining to accessibility that apply to multifamily properties dating back to 1974. This session presents a timeline with information on each law and standard and how they interact.  We cover why people think they are in compliance, and why it is likely that they are not. Lastly, we will also discuss what the legal ramifications will be if non-compliance is discovered and how that comes about.   This one hour video features E&A Team's legal expert, Scott Moore, and our architecture expert, Larry Fleming.  The session is moderated by E&A Team's President, Mark English. After viewing the video in its entirety, you will receive a certificate stating that you have completed one hour of Multifamily Accessibility Requirements Training. This course can be bundled with Session 2 (Section 504 Accessibility Requirements) and Session 3 (Fair Housing Act Accessibility Requirements).  The bundle provides you with one certificate stating you have completed four hours of Multifamily Accessibility Requirements Training.  There is a cost savings of $25 overall if you choose the Multifamily Accessibility Requirements bundle.
